Excalibur Mechanical Maintenance Services
It’s easy to take advantage of our heating and cooling systems. Year after year, it becomes easy to enjoy the comforts they provide you and your home, but it’s important to prioritize their maintenance as you would your car. Metro Phoenix experiences very hot summers and mild winters. Low temperatures in the winter are not to be forgotten since lows can dip into the 40s. Cooling systems can really get a workout in our special climate, but there are ways to ensure our heating and cooling systems are kept in tip-top shape.
What Do Manufacturers Often Suggest When it Comes to Maintenance?
If either your heating or cooling systems have a warranty, it’s important that you maintain it regularly. By not maintaining your units, you are at risk of forfeiting your warranty. Be sure to inspect your warranty as well. It’s important that you save your receipts to show your heating or cooling systems have undergone the required maintenance. When your system has an issue, if you can prove that required maintenance has been provided, costs for repairs can often be covered under the warranty.
Reasons Your Heating & Cooling Systems Require Consistent Maintenance
Besides upholding your warranty, there are a few reasons why maintaining heating and cooling is important.
Saving Your Money
Having Excalibur come in and service your heating and cooling units can save you money in a big way. We can help you with basic upkeep, but we can also address big issues you may not have noticed. For instance, poor duct design can impact air flow. This alone can cost hundreds, if not thousands a year in wasted energy. Also, the longer you leave units or parts unrepaired, the more difficult and costly the repair later. Doing at least one good maintenance check before the summer months is always a good idea.
Prolonging the Life of Your Heating & Cooling Unit
Although most A/C units and furnaces are built to last, ignoring routine maintenance can have bad results. Dirt and neglect are the biggest things that lead to inefficiency and eventually mechanical failure. By servicing your air conditioner, heat pump or furnace regularly, you will ensure they are running efficiently. Excalibur’s certified technicians will help you get your cooling and heating units into top condition!
If your A/C unit or heating systems are causing you discomfort, it’s likely because they need a tune-up. If your bills are going up but you are keeping your thermostat at the same level, you might have an issue. If there is a dust or blockage problem in your ducts, cool and warm air may be having a tough time getting around. Besides affecting your budget, it will also affect the comfort level you experience in your home. It’s important to remember that comfort is the most crucial factor. A well-maintained unit leads to peace of mind as well as physical comfort from the harsh elements.
A Basic Checklist for Maintaining A/C & Heating Systems in Phoenix Homes
When Excalibur comes in to your home or building, we do the following basic overview of your heating and cooling system. Depending on what type of system your home or business has, this checklist will be altered and added to. We are familiar with all common brands of heating and cooling systems. We are also able to provide warrantied parts for most brands.
Check the thermostat to make sure your heating and cooling system engages and shuts off properly. We also make sure your thermostat is working per the programmed temperatures.
Inspect the drain of your central air conditioner, furnace or heat pump. If the drain or hose is clogged, it can cause an overflow that can lead to water damage in your home. A clogged drain or sitting water can create harmful bacteria and mold, lowering your home’s air quality.
Tighten electrical connections and measure voltage and current. This helps Excalibur’s technicians find faulty electrical connections. These electrical connections are crucial to your systems working properly, but electrical issues can also pose dangerous risks to your home or building.
Lubricate moving parts. Like your car’s engine, heating and cooling systems have moving parts that require lubrication to run smoothly. Friction in motors can make them work harder, therefore increasing the amount of energy used. Inadequate lubrication can also cause parts to wear out more quickly.
Inspect and change the air filter in your A/C unit, furnace or heat pump. Although this is something you can do yourself, our technicians will always check filters for dirt and other debris.
Check refrigerant levels to meet manufacturer specifications. Too much or too little refrigerant can cause damage to your unit’s compressor. This can cause immediate performance issues and reduce the life of the equipment.
Clean blower components. Our technicians always check blowers for dirt as well as adjusting for effective airflow. The unit will not operate reliably if there is not proper airflow over the indoor coil.
Inspect and clean outdoor coils before the summer begins. A dirty coil can inhibit your unit’s ability to cool your home properly. The system will need to run longer to meet your thermostat settings, and therefore your energy bill will go up.
For heating systems, checking gas or oil connections. A poorly operating burner can be caused by a broken heat exchanger or dirt buildup. Failure to maintain these components can lead to unsafe operation and gas leaks.
